Rent guarantee is a service we provide as part of our Landlord Protection Plan where if a tenant’s rent is more than 5 days late, we’ll cover it to help you manage out of pocket expenses. And best of all, it’s free!
Tenants will report maintenance/repairs through the tenant app that we provide them and we’ll use our best judgement to review and determine what’s the most suitable method to amend the issue. From there, our system will find the best tradesperson for the job and frequently update both sides on the progress.
In taking care of your property, we have developed a network of trusted tradespeople. Every member of our network is highly reviewed and complies with all licensing regulations. We don’t receive kickbacks (or “christmas hampers”) from our tradespeople. We just hire the right people.
Taking care of your property is more than just inspections and maintenance. From bills, to preventative maintenance, to tax reporting, there’s a ton of additional important work we do for you. We charge a flat $500 leasing fee to cover all the operations and logistics behind finding you a new tenant, this includes but is not limited to:
- Rent appraisal
- Mid-week, weekend and private inspections
- Feedback collection from every open home attendee with prompt SMS & email updates
- Wholistic tenant screening: tenancy database check and employment & rental history reference checks
- Comprehensive lease preparation: bond management, key preparation, holding deposit and detailed ingoing condition report
- Compliance (fire, water, cleanliness, pool) and Fair Trading & Consumer Affairs compliance
- For Lease board
Aside from this, if you don’t have professional photos, you will be charged $150 (this includes digital staging) so that we can promote your property in the best way possible.
NSW & VIC properties will be charged $350 for advertising and QLD properties are charged $250. This covers premiere listing on realestate.com.au and listing on domain.com.au

Finding you a good tenant is probably the most important thing we do.
It starts with letting. Unlike traditional agencies, we list every property with professional photos, video walkthroughs, indicative floor plans and clear, well-written descriptions. By including the things that would-be tenants care about, we get more applications, more rapidly.
Once we have applications, we evaluate tenants thoroughly so we can stand behind our recommendations. Any tenant we place will have been checked across the major tenancy databases. We know bad tenants often provide old, or even forged written references, so we call references. We will verify income and employment tenure. Bad tenants may fudge these points – our legally compliant, structured interview process helps us identify those who are trying to pull the wool over our eyes.
After you select a tenant from our recommended, we make sure that the tenancy agreement reflects your concerns from pets on the premises to the length of the lease.
The vast majority do, but some don’t. E.g., Ground floor homes in flood zones, homes in bushfire zones, and heritage listings that haven’t been rewired and replumbed in the past 20 years.
In future years, :Webb1 Properties subsidises your insurance, so that it’s significantly cheaper than comparable landlord insurance. Your rent guarantee continues at no additional cost, as long as you have :Webb1 Properties Landlord Insurance, and Webb1 Properties is managing your property.
2 inspections per year are included in our $100/month property management fee.
Inspections are useful for landlords but a hassle for tenants. We perform at least 2 per year (we will do more, but only when there is a need to). When inspecting, we don’t just walk through and take some photos. Instead, we actively compare the condition with the last report, using our proprietary inspection process.
We aim to review applications within 1 working day and will update applicants when we are putting your application forward to the property owner for approval.
While we aim to inform all applicants of the outcome (successful or unsuccessful) sometimes it may take a 3-4 days to finalise an application. Our process is to update unsuccessful applicants only after a holding deposit has been received.

Like many people, our family owns investment properties. That’s not surprising, given that Australia has 3 million investment properties.
What is surprising is how much money we are paying in agent’s fees to manage the property. Our parents are retired now. As we reviewed their finances, we realised that by the time they sell their investment property, agents will take ~25% of the profits!
